Salary: £18,000 - £22,000 (Dependent on experience), Commission, Car Allowance

Spencer & James Recruitment, are seeking an established Lettings Negotiator to work at a independently owned estate agents at their Branch in the City of London. Job Overview:
As a Lettings Negotiator, you will be responsible for managing the entire rental process, from identifying potential properties and attracting landlords to securing suitable tenants. You will play a key role in negotiations and building strong relationships with clients. Your goal will be to match the right properties with the right tenants, ensuring customer satisfaction and maximizing revenue for the company.

Key Responsibilities:
Client Management:

  • Build and maintain relationships with landlords and tenants.
  • Understand clients' needs and preferences to offer suitable property options.
  • Provide excellent customer service to both landlords and tenants.

Property Management:

  • Conduct property viewings with prospective tenants.
  • Assess and accurately represent the features and benefits of available properties.
  • Coordinate property inspections and maintenance as required.
  • Ensure all properties meet legal and safety standards.

Negotiation and Agreement:

  • Negotiate rental agreements between landlords and tenants.
  • Ensure all terms and conditions are clear and agreed upon by both parties.
  • Prepare and process all necessary paperwork and contracts.

Market Research and Analysis:

  • Stay up-to-date with market trends, rental rates, and property availability.
  • Conduct market research to identify potential business opportunities.

Administrative Tasks:

  • Maintain accurate and up-to-date records of property listings, client interactions, and transactions.
  • Collaborate with the administrative team to ensure smooth documentation and filing processes.

Qualifications and Skills:

  • Proven experience in real estate or property management.
  • Strong negotiation and communication skills.
  • Excellent interpersonal skills and the ability to build rapport with clients.
  • Knowledge of local property laws and regulations.
  • Ability to work independently and as part of a team.
  • Attention to detail and strong organizational skills.
  • Proficiency in relevant software and tools used in property management.
  • Full UK Driving License.
  • 1+ years experience as a Lettings Negotiator.
