The role of the Lettings Negotiator involves managing the rental process for residential properties within the legal sector, acting as the primary point of contact between landlords and prospective tenants. The postholder is responsible for marketing properties, conducting viewings, negotiating terms, and ensuring compliance with relevant legislation and company policies. This position requires excellent communication skills, attention to detail, and a strong understanding of the legal framework governing residential lettings.
Key Duties and Responsibilities
Market residential properties available for rent through various channels, including online platforms, print media, and company databases.
Arrange and conduct property viewings, providing detailed information to prospective tenants.
Negotiate rental terms and conditions between landlords and tenants, ensuring mutually agreeable outcomes.
Prepare and manage tenancy agreements and related documentation in accordance with current legislation.
Conduct thorough tenant referencing and credit checks to assess suitability.
Liaise with landlords to maintain up-to-date knowledge of property availability and condition.
Ensure compliance with the Housing Act, landlord and tenant law, and other relevant legal requirements.
Provide timely updates and reports to management regarding lettings activity and market trends.
Maintain accurate records of all transactions and communications in company systems.
Resolve any tenant or landlord queries or issues promptly and professionally.
Keep informed of changes in legislation and best practises relating to residential lettings.
