We are looking for a dynamic and experienced Branch Manager to lead our residential estate agency operations and drive business growth at our Blackburn branch.

Job Overview:

As the Branch Manager, you will be responsible for overseeing the day-to-day operations of the residential estate agency, ensuring the branch runs efficiently and effectively. Your role will involve managing a team of estate agents, driving sales and lettings targets, maintaining excellent customer relationships, and ensuring the delivery of high-quality services to clients.

You will play a key leadership role in enhancing the branch's performance, profitability, and reputation in the local market.

Key Responsibilities:

Team Leadership & Management:

  • Lead, motivate, and manage a team of estate agents, negotiators, and administrative staff to achieve branch objectives.

  • Foster a positive, high-performance culture through regular coaching, training, and performance reviews.

  • Conduct team meetings to communicate key business updates, target achievements, and provide ongoing support to staff.

  • Manage staff schedules, resources, and ensure that operational processes are followed.

Sales & Business Development:

  • Take responsibility for driving sales and lettings targets for the branch, ensuring that both individual and team targets are met or exceeded.

  • Build and maintain strong relationships with clients, property developers, landlords, and investors to grow the customer base.

  • Oversee the marketing and promotion of properties, including online listings, social media campaigns, and local advertising initiatives.

  • Conduct property valuations and develop strategies for gaining new listings.

Operational & Financial Management:

  • Monitor the branch's financial performance, managing budgets, forecasts, and profit/loss accounts to ensure profitability.

  • Oversee administrative processes, ensuring that contracts, paperwork, and client communications are handled in a timely and professional manner.

  • Ensure compliance with relevant laws and regulations (e.g., the Estate Agents Act, Data Protection, etc.).

  • Implement and monitor effective lead generation strategies to drive business growth and sustain the branch's market position.

Customer Service & Relationship Management:

  • Provide a high level of customer service to both clients and potential clients, resolving any complaints or issues in a timely and professional manner.

  • Represent the branch at industry networking events, property exhibitions, and client meetings.

  • Ensure that all properties are presented to the highest standards, and that customer satisfaction is prioritised at every step of the process.

Key Skills & Qualifications:

  • Experience: Minimum of 3 years in a senior role within residential estate agency, with proven experience managing a team and driving sales results.

  • Knowledge: In-depth understanding of the local property market and residential sales and lettings processes.

  • Leadership: Strong leadership and people management skills with a proven ability to lead by example and inspire a team.

  • Sales Acumen: Proven ability to drive sales and lettings targets and demonstrate an entrepreneurial approach to business development.

  • Communication: Excellent verbal and written communication skills with the ability to build rapport and maintain relationships with clients, customers, and colleagues.

  • IT Proficiency: Familiarity with property management software (eg CRM systems), Microsoft Office, and digital marketing tools.

  • Qualifications: Ideally, a professional qualification (e.g., NFOPP or ARLA) is preferred, but not essential. A valid driver s license and access to a car may be required.
